NEWPORT COAST Newport Coast boasts some of the most desirable real estate in all of Orange County with many newer neighborhoods featuring breathtaking views of the Pacific Ocean, Catalina Island, and spectacular sunsets! The new shopping center at Newport Coast Drive and San Joaquin Hills Drive is convenient and upscale. The very chic Crystal Cove Shopping Center on Pacific Coast Hwy. is a shopper's delight and incredibly situated to take full advantage of its' unobstructed ocean views. The Newport Coast's Pelican Hill Golf Club features two 18-hole courses on the bluffs overlooking a vast expanse of California coastline and the Pacific Ocean to the horizon. It's spectacular golfing in a spectacular setting. LAGUNA BEACH Two thousand years ago, an Indian tribe named the Ute-Aztecas (later the Shoshones) roamed the land. They named the area Lagonas, their word for lakes, after two fresh water lagoons that decorated the canyon. In 1903 Norman St. Claire (the first important artist) came from San Francisco to paint the surf, the hillsides and the lagoons surrounding this seaside village. His artist friends were so impressed with his paintings that they followed him to Laguna Beach. In early 1918 artist Edgar Payne opened an art gallery and formed the Laguna Beach Art Association (now the Laguna Art Museum). By the late 1920's approximately 300 people moved to Laguna Beach permanently. Nearly half of those residents were artists. In 1932 the Festival of Arts opened with a stage and booths at a location near the Hotel Laguna. Ten years later the Irvine Bowl was dedicated and the festival grew to become the world-renowned Pageant of the Masters. Following the artists came the Hollywood film makers. Many of Hollywood's famous stars like Bette Davis, Mary Pickford, Mary Miles Minter, Victor Mature, Judy Garland, Rudolph Valentino, Charlie Chaplin and Mickey Rooney maintained homes in Laguna Beach. These early Hollywood stars founded the Laguna Playhouse in 1920. The Laguna Playhouse is the oldest continuously operating theatre company on the west coast. Over the decades the stars continued to flock to Laguna Beach as did dignitaries like President Franklin D. Roosevelt and writers like John Steinbeck who wrote Tortilla Flats while living at 504 Park Avenue. They traveled to Laguna for inspiration and relaxation, frequenting landmarks like the White House and the Cabrillo Ballroom.
LAGUNA BEACH TODAY Today Laguna Beach is world-known for it's wonderful beaches including Main Beach; unique and eclectic shopping along Pacific Coast Highway and "downtown" including a wide array of galleries; the annual Pageant of the Masters, Sawdust Festival, and Art-A-Faire; and casual yet elegant dining. Laguna Beach is a respite for the soul.

Investment Real Estate >The Key to Good Tenant Relations
It is important to attract and keep great tenants when you own investment property. A good way to begin a positive tenant/landlord relationship is with clear communication about what you expect from your tenants and what they can expect from you.
The written lease agreement spells out the legal obligations of each party. The landlord must ensure that the property is habitable and complies with local codes, and the tenant must pay the rent in a timely manner and not damage the property. Make sure that the terms of the agreement are stated clearly in straightforward language.
Let the tenants know of your commitment to keep the property in good repair and of your desire to know about maintenance problems before they become serious. When it's time for the tenants to move, offer to provide a reference letter if they need one. This is a nice way to say "thank you" to them for having maintained the property during the terms of their lease. Good communication can help you to maintain the quality of your investment.
